As part of the Energy performance of Buildings directive enacted into Irish Law in 2006, a Building Energy Rating (BER) certificate is required at the point of sale or rental of a building, or on completion of any new building.
This year the average Irish household will spend in excess of €2,750 on energy bills. With increasing oil, gas and electricity costs, this figure is expected to continually rise. On completion of inspection/audit each BER certificate issued by ER Assessors will be accompanied by an "Advisory report" which recommends cost-effective improvements to the energy performance of the building.
From January 2007, all planning applications for new dwellings must be accompanied by a BER certificate. This requirement was extended to all new non-residential buildings in July 2007 and to all existing dwellings for sale or rent from 1st January 2009.
In conjunction with all these new regulations, CO2 emissions must be reduced by 40% from July 2008. Our registered Sustainable Energy Ireland Assessors can provide Building Energy Rating Certificates for the developer, the buyer and the one-off home builder.
